WorkBeta is owned and operated by ANCU Labs FZC LLC, trade license 4415153, Sharjah Publishing City Free Zone / SPC Free Zone, Business Centre, Sharjah Publishing City Free Zone, Sharjah, UAE. References to WorkBeta, we, us, or our mean ANCU Labs FZC LLC operating the WorkBeta platform, website, applications, and related services.

WorkBeta is a marketplace, intermediary, lead, RFQ, quote, tour, messaging, and listing platform for business centers, serviced offices, coworking spaces, virtual offices, meeting rooms, flexible offices, and related workspace providers.

WorkBeta connects users with workspace providers and helps route requests, quotes, tours, messages, and partner listing information. WorkBeta is not a landlord, workspace provider, free zone, licensing authority, government authority, broker of record, legal adviser, immigration adviser, tax adviser, payment guarantor, or party to any client-partner workspace contract unless we expressly agree otherwise in writing.

WorkBeta does not guarantee workspace availability, pricing, discounts, approvals, partner acceptance, licensing suitability, visa eligibility, specific business activity suitability, partner performance, response times, completed transactions, uninterrupted service, or any particular result.

Listings, prices, photos, amenities, opening hours, availability, ratings, categories, location information, and third-party information may be incomplete, delayed, inaccurate, or changed without notice. You must verify all important details directly before making a commitment, payment, booking, lease, license, or other agreement.

You must submit accurate account, company, contact, workspace, RFQ, quote, tour, and message information, and you must have authority to act for the company or person you represent.

Quotes, proposals, tour slots, availability, pricing, and offers are subject to partner review, documentation, KYC, payment terms, final contract, and ongoing availability. WorkBeta may route, reject, close, moderate, prioritize, or limit RFQs and related requests where needed for platform quality, legal, security, operational, or partner-capacity reasons.

Client contact details may be revealed to relevant partners through approved platform flows, including accepted quotes, tour requests, or other approved interactions. Partners may use client data only for the relevant WorkBeta request and not for unrelated marketing, resale, scraping, or misuse.

General marketplace information about workspaces, free zones, licensing, company setup, visas, PRO services, corporate services, or related business support is not legal, immigration, tax, regulatory, accounting, or government advice.

Any company setup, licensing, visa, PRO, corporate, or advisory support is separate from the general WorkBeta workspace marketplace unless we expressly agree specific written terms with you.

By using WorkBeta, you agree that we may contact you by email, WhatsApp, SMS, in-app notification, or other reasonable channels for service, security, verification, RFQ, quote, tour, message, claim, onboarding, billing, account, and operational updates.

Marketing or promotional messages will be sent only where permitted or consented to, and with opt-out controls where required. Service and security messages are different from marketing messages and may still be needed to provide the platform.

You must not submit false, misleading, unlawful, unauthorized, or fraudulent information; impersonate others; upload documents or content you have no right to provide; scrape, spam, reverse engineer, attack, overload, or bypass WorkBeta; misuse partner or client data; access another user's account; or use WorkBeta for illegal, restricted, abusive, or harmful activity.

You are responsible for your account activity and for keeping your contact details, company details, phone or WhatsApp number, email address, and workspace requirements accurate and current.

Partners and business centers are responsible for the accuracy and legality of their listings, contact information, photos, descriptions, amenities, workspace options, pricing indicators, hours, availability, quotes, invoices, payment instructions, commercial promises, and client communications.

Partners must comply with applicable law, their WorkBeta partner agreements, and all platform policies. Partners may access and use leads only where they are authorized to handle the relevant listing or request, and must not misuse client data.

Listing claims, imported listings, partner access, photos, documents, pricing indicators, and centre information are subject to verification, approval, correction, moderation, suspension, removal, or restriction by WorkBeta.

Partner agreement acceptance may be electronic and binding. WorkBeta may record the typed legal name, checkbox acceptance, timestamp, agreement version, IP hash, user-agent hash, agreement hash, and signed snapshot as evidence of acceptance.

Some business center and place information may be imported, enriched, or moderated from public or third-party sources such as Google Places-style names, addresses, categories, ratings, coordinates, photos, references, and related listing data.

Imported or third-party data may be incomplete, outdated, duplicated, inaccurate, or not controlled by WorkBeta. WorkBeta may update, correct, merge, claim, remove, moderate, or restrict listings at any time.

Users are not currently charged by default to submit workspace requests through WorkBeta. If user fees are introduced, they should be disclosed before charging.

WorkBeta may have commercial arrangements with partners, including commissions, subscriptions, lead fees, success fees, paid plans, manual invoices, or other business terms. A commercial arrangement does not guarantee endorsement, ranking, availability, best price, best fit, or transaction outcome.

Uploaded documents, photos, proofs, receipts, agreements, messages, and other materials must be lawful, accurate, and provided by someone with the right to upload them.

WorkBeta may review, store, reject, remove, restrict, disclose, or retain uploads where needed for platform operation, legal compliance, audit, billing, security, fraud prevention, moderation, claim review, dispute handling, or enforcement.

WorkBeta may suspend or terminate accounts, reject submissions, close RFQs, remove or correct listings, restrict features, block uploads, moderate messages, revoke partner access, or take other reasonable action where we believe there is misuse, fraud, inaccurate information, unauthorized listing control, security risk, legal risk, non-payment, breach of these terms, or behavior that harms platform trust.

We may update, suspend, discontinue, or change parts of WorkBeta at any time.

To the fullest extent permitted by applicable law, ANCU Labs FZC LLC is not liable for third-party acts or omissions, changed prices, unavailable offices, rejected applications, partner or user disputes, lost profits, lost business, lost data, loss of goodwill, indirect, incidental, special, punitive, exemplary, or consequential damages, data inaccuracies, service interruptions, or misuse of the platform.

WorkBeta is provided on a commercially reasonable basis. We do not promise that the platform will always be available, uninterrupted, secure, accurate, or error-free.

You agree to indemnify and hold ANCU Labs FZC LLC, WorkBeta, and their directors, officers, employees, contractors, and representatives harmless from claims, losses, liabilities, damages, costs, and expenses arising from your misuse of WorkBeta, false or misleading information, unlawful activity, breach of these terms, uploaded content or documents, misuse of partner or client data, partner-client disputes, or third-party claims caused by you.

These terms are governed by the laws of Sharjah, United Arab Emirates, unless mandatory law requires otherwise. The courts and competent authorities of Sharjah, United Arab Emirates will have jurisdiction, unless a separate written agreement states otherwise.

By accessing or using WorkBeta, submitting a request, creating an account, verifying a phone number, uploading documents, accepting a partner agreement, or continuing to use the platform, you accept these terms electronically.
